Buying and specification guide

Plumbing and sanitaryware procurement should connect fixture schedules to pipe systems, pressure, water quality and installation interfaces. Matching appearance alone does not ensure compatibility.

Pipework and service conditions

Water supply, drainage, hot water, pumping and specialist services need the correct material and pressure or temperature class.

  • State fluid, pressure, temperature and pipe-size schedule
  • Identify jointing method and compatibility with existing pipework
  • List valves, supports, insulation and access requirements

Fixture and sanitaryware schedule

Sanitary fittings should be specified with dimensions, mounting, water connection, waste outlet and compatible controls.

  • Provide model reference or performance brief for each room type
  • State colour, finish, accessibility and water-efficiency requirements
  • Include taps, traps, wastes, carriers, seats and fixing kits

Coordination, testing and spares

Builders' work and service points should be checked before deliveries are released.

  • Coordinate wall, floor and countertop interfaces
  • Define pressure, leakage or drainage testing responsibility
  • Identify maintenance access and recurring replacement components

Prepare the RFQ

Share drawings and schedules, service conditions, pipe materials and classes, fixture quantities, finishes, connection details, valves and accessories, testing, installation scope, spares and phased delivery needs.

Sourcing and export

Construction materials are supplied in project quantities, phased against the build programme.

Availability, origin and documentation are confirmed per inquiry.

Frequently asked questions

What prevents sanitary fixtures from being mismatched?

Specify dimensions, mounting, inlet, outlet, controls and all accessories as a complete set, then coordinate these with the room and service drawings.

Should valves and fittings be listed separately?

Yes. Provide a valve and fitting schedule or bill of quantities so pressure class, material and jointing method can be checked.

What site tests may be required?

The project may call for pressure, leakage, flow or drainage tests. State the required method and who supplies instruments and records.
